Land Analyst

Grand Homes is looking for an experienced Land Analyst to report directly to the President. Grand Homes, a two-time winner of America’s Best Builder award and is looking for an outstanding candidate to join one of the most successful, award-winning New Home Builders in the Dallas/Fort Worth area today.



Responsibilities:

The primary role of the Land Analyst is to assist the Land and Executive Management teams in making informed decisions regarding the financial feasibility of prospective land acquisitions.
Prepare initial land acquisition and development budgets for prospective land acquisitions.
Create and maintain detailed financial models that accurately reflect a project’s expected profitability and returns.
Research and compile supporting data on sales comparisons, demographics, product competition, entitlements, market trends, and other information relevant to a project’s viability.
Work directly with the Land Acquisition Manager and assist in the management of all projects and analysis throughout the community acquisition process
Assist in securing property (land) and home site positions.
Assist in analyzing feasibility items such as phase I environmental site reports, surveys, plats, construction plans, and easements.
Title commitment review and analysis.
Review and screen land submittals.
Perform strategic marketing research- competitive analysis for target communities which includes price graph comparisons, MLS data research, school district analysis, and property ownership research.
Process and review underwriting proformas and related financial documentation for each asset community.
Compile and analyze development budgets for targeted acquisition deals and future phases of active communities.
Formulate budgets for assigned programs/projects and administer related vendor contracts, check requests, and invoices.
Prepare periodically updated annual objectives, budgets, and schedules.
Review zoning and HOA documents to understand building requirements.
Coordinate preliminary land planning.
Create/prepare lot inventory reports, deal summaries, pipeline reports, and New S/D Opens


Qualifications:

Minimum of 2 years relevant experience
Bachelor’s degree in business, finance, or a related field
Ability to communicate effectively and concisely, both verbally and in writing.
Excellent human relations skills and be able to negotiate/influence the cooperative efforts of others.
Must have initiative and be able to achieve objectives with minimal supervision.
Must be detail-orientated and a problem-solver able to deal with complex situations.
Computer literacy, especially regarding word processing, spreadsheet analysis, project scheduling, and data management software.
Basic knowledge of sales/negotiating principles and real estate practices.
Strong organizational skills and time management skills
